Description |
|
We have a 2 year old colourbond 130 sq m home that we wish to sell located > in Uki less than i km from the local post office and village. It sits on > 22 hectares partly cleared partly cleared partly wooded with remnant rain > forest inhabited by myriad lorikeets and parrots of rainbow colours, as > well as owls and several large sulphur crested cockatoos and cockatiels. > The property is well insulated from the neighbours and has a permanent > large 5-8 metre deep spring fed dam. It was designed by my wife and me > and incorporates features we always admired in other houses and eliminates > problems from other houses as well. The large country kitchen is all > timber, with dishwasher and 800cm gas cookstove, with huge corner pantry > that has overlapping and not morticed shelving so that much more food and > cooking utensils can be stored. The marble counter tops blend in with the > colour of the timber cabinetry and timber brushbox polished flooring. > The house has 2 bedrooms timber floored adjoining a huge windowed bathroom > with large shower and large clawfoot Victorian model tub with designer > tiles on walls and floors. The toilet is in its own room with separate > access and separate wash basin. There is a large open-plan living/dining > room, also timber floors. The north face of the home has a spectacular > covered timber deck with panoramic views of the Border Ranges in QLD. The > north face has large windows and a set of concertina glass doors, all with > mozzie netting, that can be opened in summer for ventilation and closed in > winter to allow solar heating. The south face has tall narrow windows to > open in summer for breezes and to shut in winter with minimal exposure for > heat loss. The walls and ceilings are fully insulated with Tontine, a hypo-allergenic insulation material. There is a lrge combustion stove in the open-plan area. On the roof sit 2 solar panels for water heating and there is a Rinnai instant gas water heater for cloudy days. 24 panels generate more than enough energy to pwer a 410 cc fridge, a dishwasher, a large screen TV, three computers, four ceiling fans, and substantial overhead lights and floor lamps. A 1200KVA generator beneath the house is used to keep the 12 battery system charged during extended overcast periods. Three 5000 gallon tanks catch rainwater from the huge roof and two 5000 gallon tanks sit on the hill 30 metres above the home into which a small petrol pump twice a month fills from the house tanks to provide gravity feed water to the home. A small in-line on-demand solar pump boosts water to mains pressure. The laundry room is tucked away separately from the main house in an area secured by wooden sliding doors when not in use. It has a full-cycle washer and a large tub for rinsing as well as shelving to store linen. Across a covered walkway from the house is a studio-office with 2 rooms that could be used as bedrooms, and a separate shower and toilet. The entire house is wired for ADSL internet, with two existing phone lines. Six hundred metres from the main house and on the property lies a small cottage that is rented. The owners are willing to carry a note at 10% for a portion of the purchase price.
